About KCEREC

Keystone Collaborative. When a real estate transaction gets complicated, we find a path forward, working collaboratively with every party so the homeowner gets a fair hearing and every professional on the file knows what happens next.

Our Mission

Help homeowners and property owners facing complex residential and commercial real estate challenges reach a fair, informed outcome, and give every party on the file a clear, collaborative process to follow.

What We Do

We work to help the homeowner reach the best available outcome, and we do it collaboratively with servicers and other parties. We work on residential and commercial real estate, and we help resolve low or no equity and short sales, complex title issues, probate and inherited properties, tax issues, liens and judgments, and foreclosure and loss mitigation. The same problem-solving approach applies whether the owner is a family in a home or a business that owns commercial space. We coordinate each file from intake and evaluation through negotiations, approvals, title resolution and closing. Our job is to move the file forward honestly. We're a small team that works directly with homeowners and partners.

These files have a lot of people on them. A servicer has investor guidelines and review steps. An agent is trying to list or sell the home. A second lienholder, an HOA or a taxing authority may need to agree to a payoff. A title company needs clean figures, and an attorney may need court approval. Each of them sees only part of the file.

The homeowner is the one person who has to live with the result, and often the one with the least information. We keep the whole file in one place, explain each step in plain language, and keep every party informed. A complete, organized file is easier for everyone to review, including the servicer, and easier to decide on with confidence.

How homeowners find us:

Some homeowners contact us directly. Others are referred by a real estate agent, an investor partner, a bankruptcy or foreclosure defense attorney, a title company, or another professional who's already helping them. However a file reaches us, the homeowner is the person we're working to help.

Our Values

Homeowner First

The person whose home is on the line comes first. We explain options in plain language and never pressure anyone into a decision.

Transparency

Every party knows our role, what we're asking for, and where the file stands.

Process Before Promises

We don't promise approvals, dates or prices, because lenders and courts make those calls. We promise a complete file and steady follow-through.

Integrity

We say what we can and can't control, and we do what we say we'll do.

Co-Founder, Real Estate & Distressed Asset Expertise

William has been an active real estate professional for more than 26 years. For the first 15 or more of those years he was a licensed real estate agent and broker. He led an REO brokerage and a pre-foreclosure solution business through the 2008 financial crisis. That experience gives him a practical understanding of real estate markets, lender and agent relationships, distressed transactions, and the obstacles that keep a property from closing.

Rick Hamrick

Co-Founder, Operations, Systems & Resolution Strategy

Rick has more than 26 years of experience in systems, process and enterprise technology. For the last 10 years he has worked in real estate, and for 6 of those he has focused on pre-foreclosures. He builds the repeatable processes, stakeholder coordination and status visibility that keep complicated files organized, so each party knows what is needed and what happens next.

William brings the real estate judgment to understand the transaction. Rick brings the operational discipline to move it forward. Together they lead a small team that works directly with homeowners and partners.
