For Real Estate Agents

Complex Listing Support That Keeps You in Charge of Your Listing

A listing with a foreclosure date, three liens, a title defect or a probate sign-off can eat your week. Refer your seller to KCEREC, and we'll work the lender, lienholder and title side to help your seller reach the best available outcome: short sale packages, negotiation, junior liens, payoffs, title and probate coordination, and approval conditions. You keep the client, the listing and the contract work, and we never compete with you for the listing. We're a small team, and you work directly with us on the file.

Why Agents Work With KCEREC

Take On Files You'd Otherwise Pass On

Short sales, multiple liens, title issues, probate and foreclosure dates don't have to mean referring the client away. We work the lender side for your seller, alongside you.

Focus on Your Client

We handle the servicer calls, document requests and lienholder negotiations. You handle pricing, showings, offers and your client.

Clear Terms on Compensation

Your commission is between you, your client and your brokerage, and on a short sale the lender must approve it. We don't promise commission amounts or approvals.

Status You Can Pass Along

Regular updates on what's submitted, what's pending and what the lender asked for, so you always have a real answer for your seller and the buyer's agent.

How KCEREC Works With Agents

01

Submit the Property

Use our property submission page to share the basics: the liens you know about, any dates, and where the listing stands. We'll tell you what we'd need and whether we can help. Once it's submitted, you can track the file's status in the Partner Portal.

02

We Work the Lender Side for Your Seller

With your seller's written authorization, we work with the lender and lienholders to help your seller reach the best available outcome, prepare the package, negotiate with each lienholder, and track every condition and date.

03

You List, Negotiate and Close

You represent your client from listing to closing. We coordinate approvals, payoffs and title so the closing matches the approval.

Frequently Asked Questions

What does KCEREC actually do on my listing?

We work the lender and lienholder side to help your seller reach the best available outcome. We assemble and submit the short sale package, negotiate with the first and any junior lienholders, collect payoffs, and track approval conditions through closing. You keep the listing, the client relationship, and all contract and negotiation duties with buyers.

Do you compete with agents for listings or commissions?

No. We don't list homes or represent buyers. Your commission is set by your agreement and, on a short sale, approved by the lender. When a homeowner comes to us without an agent and listing the property turns out to be the best path, we can connect them with an agent to help.

What kinds of files do you take?

Short sales, pre-foreclosure listings, properties with more than one lien or a judgment, title issues, probate and estate sales with several signers, tax issues, and bankruptcy-related sales coordinated with counsel. If a file needs a lender or lienholder to agree to something, we can usually help.

How do I refer a file?

Use our property submission page and include the key dates. We'll review it and tell you what we'd need. You'll also find the Submit a Property link in the site footer.

Can I see where my referral stands?

Yes. If you submitted the file, you can track its status in the Partner Portal (the Partner Portal link is also in the site header).

Who does what once you're on the file?

You represent your client, market the home, handle offers, and manage the contract. We work with the lender and lienholders to help the homeowner reach the best available outcome, and we handle the package and approval conditions. Title closes the transaction. Everyone sees the same updates.

Have a complicated listing?

Refer it before it stalls. We'll tell you plainly what it would take.
