How It Works

How KCEREC Works

The same steps on every file: review, the right parties, a path forward, closing. Here's what happens at each one and who is involved.

Our Four-Step Process

We work each file to help the homeowner reach the best available outcome, from the first review to closing, and we do it collaboratively with servicers, lienholders and every other party. Files range from low or no equity and short sales to title defects, probate, tax issues, liens and judgments, and foreclosure. A homeowner may contact us directly, or a real estate agent, investor partner, foreclosure defense attorney, bankruptcy attorney, title company or other professional may refer them. Either way, the steps are the same. Partners who submit a file can track its status in the Partner Portal. Lenders and other decision-makers make their own decisions. We make sure they have what they need to make them.

01

Review the File

We start with the homeowner's situation and the documents on hand: the mortgage statement, any notices, other liens, HOA or tax balances, title or probate issues, and any foreclosure or court dates. We identify everyone who has to sign off and the date that drives the file.

02

Bring the Parties In

With the homeowner's written authorization, we contact the servicer and any other lienholders as the homeowner's authorized third party. We work with the listing agent, title company and attorneys as the file requires. Everyone gets the same picture of the file and their part in it.

03

Build the Path Forward

We prepare and submit the package, then negotiate, working with each lender and lienholder toward a solution for the homeowner. Depending on the file, that may mean a short sale, a loan modification review, another loss mitigation option, a lien settlement or release, or resolving a title issue. Every situation is different. After we talk through the options, if listing the property on the market is the best path, we can connect the homeowner with an agent to help. Lenders and lienholders decide whether to approve. The homeowner makes the final choice, ideally with their own attorney, housing counselor or tax advisor.

04

Close It Out

Once there's an approval, we track its conditions and deadlines, collect payoff letters and lien releases, and coordinate with title through closing. After closing, we confirm the documents each party needs.

What Sets Our Process Apart

Every Party, One File

The servicer, other lienholders, the agent, title and counsel all work from the same file and the same dates. That cuts down on the back-and-forth that stalls files, such as an outdated payoff or a missing signature found the week of closing.

Updates Without Chasing

We send status updates without waiting to be asked: what was submitted, what came back, and what's outstanding. If something changes, such as a new condition, a new date or a counteroffer, the homeowner and the professionals on the file hear it from us.

The Homeowner Stays Informed

The homeowner hears about each step in plain language, including what they're agreeing to and what they can ask their own advisors. They can always contact their lender directly. We never tell a homeowner to stop talking to their servicer.

What a File Looks Like

How long a file takes depends on the lender, the investor behind the loan, the number of liens, and any sale date already set. We can't predict a lender's review time, so we don't quote one. We'll tell you where the file stands at every stage.

Stage 1: Intake & Authorization

We review the situation, collect the homeowner's written authorization, and identify every lienholder and date.

Stage 2: Package & Submission

We gather the hardship documents, financials and listing information, then submit the package to each lienholder.

Stage 3: Negotiation & Approval

We answer lender requests, negotiate the terms, and work through valuation and investor review.

Stage 4: Closing & Follow-Up

We meet the approval conditions, coordinate payoffs with title, close, and confirm the release documents.
