For Foreclosure Defense and Bankruptcy Attorneys
Servicer-Side Support That Leaves the Legal Work With You
When you're defending a foreclosure, the strategy often depends on the servicer agreeing to something: a loss mitigation review, a short sale, a postponed sale date or a lien release. In a bankruptcy, it may be a sale or payoff that fits the plan and the trustee. Getting there takes hours of calls, document requests and resubmissions. KCEREC works the servicer and lienholder side. We talk with your client directly, with their written authorization, and copy you on everything. You keep the legal advice, the filings, the court and the trustee. We're not a law firm and we don't give legal advice. Our team has worked thousands of files. William Bonnell has worked short sales since 2000 and Rick Hamrick since 2020.
Why Attorneys Work With KCEREC
Keep the Legal Work, Hand Off the Servicer Work
Packages, follow-up, lienholder negotiation and payoff collection take staff time. We take that on so your team can focus on the case.
You're Copied on Everything
We work with your client directly under their written authorization, and you see every update and every lender response.
Clear Lines on Roles and Fees
You lead on anything legal and remain the client's only legal advisor. KCEREC does not pay, offer or accept referral fees with attorneys and does not share in legal fees.
Information Ready for the Court or Trustee
Lien lists, payoffs, approval letters and closing figures, organized the way a motion or trustee approval usually needs them. You decide what gets filed.
How KCEREC Works With Attorneys
Submit the Property
Share the case posture, key dates (sale date, hearing, confirmation status) and known liens. We'll tell you what we'd need and whether we can help. You can track the file in the Partner Portal.
We Work the Servicer Side With Your Client
With your client's written authorization, we talk with them directly, prepare the package, negotiate with the servicer and lienholders and track every condition and date. You're copied throughout.
You Handle the Court and Trustee
You file what the case requires and advise your client. We coordinate payoffs and title so the closing matches the lender approval and any court or trustee approval.

Frequently Asked Questions
What does KCEREC actually do on my client's file?
We work the servicer and lienholder side: package, submissions, negotiation, payoffs and approval conditions through closing. Legal strategy, filings and advice stay with you.
Is KCEREC a law firm?
No. We don't give legal advice or appear in court. On anything legal, we follow your lead.
Do you pay or accept referral fees?
No. We don't pay, offer or accept referral fees with attorneys or share in legal fees.
Will you contact my client directly?
Yes, with your client's written authorization, and you're copied on our communication.
Who pays KCEREC?
Your client pays nothing out of pocket. We go over the details on a 30-minute intro call with Rick Hamrick, Monday through Friday, 10 AM to 4 PM CT.
Can you promise the servicer will agree?
No. Servicers and lienholders make their own decisions, and a court generally can't order a short sale over a lender's objection. What we can do is make sure the file is complete and you always know where it stands.
Have a case that needs the servicer to say yes?
Bring us in early, before the dates get tight. We'll tell you plainly what it would take.
