Frequently Asked Questions
Straight answers about who we help, what we do, and what we don't do.
General Questions
What KCEREC is and the files we work.
What does KCEREC do?
We help resolve complex real estate challenges nationwide, from our base in the Kansas City area (Overland Park, KS): low or no equity and short sales, complex title issues, probate and inherited properties, tax issues, liens and judgments, and foreclosure and loss mitigation. We work collaboratively with the servicer, agents, attorneys, title companies and investors on the file, and we keep the homeowner informed throughout.
Who does KCEREC help?
The homeowner is at the center of every file. Homeowners come to us directly or are referred by a real estate agent, an investor partner, a bankruptcy or foreclosure defense attorney, a title company or another professional. We work to help the homeowner reach the best available outcome, and we do it collaboratively with servicers and other parties. Every party knows our role from the start.
Do you work on commercial properties as well as residential?
Yes. Keystone Collaborative works on residential and commercial real estate. The same kinds of challenges come up in both, from low or no equity and short sales to title issues, liens, judgments, tax issues and foreclosure. On commercial files, we typically work with the business or entity that owns the property. We can't promise an outcome, and lenders and other parties make their own decisions.
I'm a homeowner facing foreclosure. Can you help me?
You can contact us directly. We'll listen, look at your dates, and explain the options that may fit, along with what we can and can't do. You can also get free help from a HUD-approved housing counselor (hud.gov or 800-569-4287). We're not attorneys, so for legal questions please talk to one.
How long does a file take?
It depends on the lender, the investor behind the loan, the number of liens, and any sale date already set. We don't quote timelines we can't control. We do keep every party updated on where the file stands.
For Real Estate Agents
How we work with listing agents and the sellers they refer.
What does KCEREC handle for agents?
The lender and lienholder side of the file, to help your seller reach the best available outcome: short sale packages, negotiation, junior liens, payoff letters and approval conditions. You keep the client relationship, the listing, showings, offers and contract work.
Do you compete with agents for listings?
No. We don't list homes. If the homeowner already has an agent, we work with that agent. If not, and after we talk through the options listing the property on the market is the best path, we can connect the homeowner with an agent to help. The homeowner decides who to work with.
For Foreclosure Defense Attorneys, Bankruptcy Attorneys, Title Companies and Other Referral Partners
How professionals can refer a homeowner to KCEREC.
Can I refer a client to KCEREC?
Yes. Foreclosure defense attorneys, bankruptcy attorneys, title companies and other professionals can refer a homeowner through our property submission page. We'll review the situation and tell you what we'd need. If we take the file, we work to help the homeowner reach the best available outcome, alongside you.
Can I track a file I submitted?
Yes. Anyone who submits a file, including agents, brokers, investors, title agents, mortgage brokers, attorneys and other real estate professionals, can track that file's status in the Partner Portal. Access is limited to the files relevant to you.
Do you give legal advice or take the attorney's place?
No. KCEREC isn't a law firm and doesn't give legal advice or provide foreclosure defense. We handle the lender and lienholder side of the file, alongside the homeowner's attorney and any other counsel on the case.
I'm a foreclosure defense attorney. How do I work with KCEREC?
You stay your client's legal counsel and handle the defense. We handle the lender and lienholder negotiation side of the file, prepare and submit the documents, and keep you updated on what was sent, what came back and what's outstanding. To get started, submit the property through our property submission page.
For Investors
How investor partners fit into the files we work.
How do investors work with KCEREC?
Investor partners submit files through our property submission page and can track their status in the Partner Portal. When the numbers work, the investor partner is often the buyer. In any role, the homeowner is the person we're working to help, and the investor goes through the same disclosure and lender-approval process as any other party.
Are these properties discounted?
We don't market homes as discount deals, and we don't promise pricing. On a short sale, the lender sets what it will accept based on its own valuation and review. Buyers should do their own due diligence and get their own advice.
For Mortgage Servicers
How we work with servicers on the files we handle.
What's KCEREC's role on a file?
We're the homeowner's authorized third party. We work to help the homeowner reach the best available outcome, and we do it collaboratively with servicers and other parties. The servicer makes its own decisions.
How does KCEREC work with servicers?
Once the homeowner authorizes us in writing, we send that authorization first and act as one organized contact for the file. We submit complete packages, respond to requests, and coordinate the agent, title and other lienholders. We follow each servicer's submission requirements and don't ask servicers to skip steps.
