For Real Estate Investors
Lender-Side Support for the Distressed Files You Find
You found the homeowner, but the numbers only work if the lender agrees to something: a short payoff, a lien release, a postponed sale date. That's where a lot of investor deals stall. Some investors refer the file to us and step back. Others are the buyer on the short sale. Either way, KCEREC negotiates with the servicer and lienholders on the homeowner's behalf, and if you're buying, that purchase is your own transaction. Your deal is your deal. We don't take our partners' deals. We work from an abundance mentality, and the homeowner is the end goal. Not every deal works at your numbers, and if it doesn't, we can still get the short sale across the line with a buyer from the MLS. Our team has worked thousands of files. William Bonnell has worked short sales since 2000 and Rick Hamrick since 2020.
Why Investors Work With KCEREC
Keep the Files That Don't Pencil Today
Low equity, no equity, a second mortgage or a title problem doesn't have to mean walking away. We work the lender side so the file has a real chance to move.
Refer It or Buy It, Your Call
Hand us the file and step back, or stay on as the buyer. We work for the homeowner with the lender either way, and your role is disclosed up front.
Everything Disclosed, Up Front
Lenders review every party and every dollar on a short sale. We work it transparently, which protects the homeowner and keeps your name clean. We don't promise prices, approvals or timelines; the lender decides.
Status You Can Act On
Regular updates on what's submitted, what's pending and what the lender asked for.
How KCEREC Works With Investors
Submit the Property
Share what you know: liens, dates, the homeowner's situation and whether you're referring the file or planning to buy. We'll tell you what we'd need and whether we can help. You can track the file in the Partner Portal.
We Negotiate With the Lender for the Homeowner
With the homeowner's written authorization, we prepare the package, negotiate with each lienholder and track every condition and date. If you're the buyer, your offer goes to the lender like any other disclosed offer, and your purchase stays your own transaction.
The File Closes the Way It Was Approved
We coordinate payoffs and title so the closing matches the approval, and everyone on the file sees the same updates.

Frequently Asked Questions
What does KCEREC do on a file I bring you?
We work the lender and lienholder side for the homeowner. We assemble and submit the package, negotiate with the first and any junior lienholders, collect payoffs and track approval conditions through closing.
Will you take my deal?
No. Your deal is your deal, and we don't take our partners' deals. We work from an abundance mentality with the homeowner as the end goal. If the deal doesn't work at your numbers, we can still get the short sale across the line with a buyer from the MLS. If you're the buyer, that's your own transaction. Our role is negotiating with the lender for the homeowner.
Can I be the buyer on a file you're working?
Sometimes, yes. Your offer and your role are disclosed to the lender, and the lender decides whether to approve it. We represent the homeowner in the negotiation, not the buyer.
Can you promise the lender will approve my number?
No. Lenders and lienholders make their own decisions. We'll tell you plainly what the file looks like and what the lender is asking for.
What does it cost?
The homeowner pays nothing out of pocket. We go over the details on a 30-minute intro call with Rick Hamrick, Monday through Friday, 10 AM to 4 PM CT.
What about legal or tax questions on a deal?
We can walk through the situation and how files like it usually move. For legal and tax questions, a licensed attorney or tax professional should weigh in, and we're glad to work alongside them.
Have a file that only works if the lender agrees?
Send it before the sale date gets close. We'll tell you plainly what it would take.
