Mortgage Servicers

For Mortgage Servicers

A Working Partnership on Every File

Keystone Collaborative helps homeowners and property owners with complex residential and commercial real estate challenges, and we do it collaboratively with mortgage servicers. Some homeowners come to us directly, and others are referred by agents, investor partners, foreclosure defense attorneys, bankruptcy attorneys or title companies. When a homeowner authorizes us in writing, we act as their third-party contact with your team. On our files, you'll get a complete package, direct contact with our team on requests, and the agent, title and other lienholders lined up on the same file. That tends to make the loss mitigation review smoother. The same process applies on residential and commercial files. The servicer makes its own decisions on every file.

How We Work on Our Files

Authorization First

We send the homeowner's signed third-party authorization before anything else, so your team knows who we are and whose file we're working.

Complete Packages

Hardship documents, financials, the listing agreement, offers and lien details, organized to your submission requirements.

Direct Communication on the File

Our small team answers requests, tracks conditions, and keeps the agent, title, HOAs and junior lienholders on the same file and timeline.

Inside Your Process

We submit through your channels and follow your requirements and investor guidelines. We document what was sent, when, and to whom. We never tell a homeowner to stop talking to their servicer.

Our Process on a File

01

Authorization & Intake

We obtain the homeowner's written third-party authorization, send it to you first, and confirm the right contact and submission channel.

02

Package & Submission

We assemble and submit a complete package for the homeowner and answer follow-up requests.

03

Negotiation & Conditions

We work through valuation, investor review and counteroffers with your team, and coordinate payoffs with any junior lienholders.

04

Closing & Payoff

We coordinate with title to meet the approval terms and get funds and documents delivered as approved. We confirm releases after closing.

Frequently Asked Questions

What's KCEREC's role on a file?

We're the homeowner's authorized third party. We work to help the homeowner reach the best available outcome, and we do it collaboratively with your team and the other parties on the file. Every party knows our role from the start.

What does a servicer get when we're on a file?

A responsive homeowner with organized help, a complete package, and you work directly with our team on requests. We don't promise a faster review or an approval. The servicer decides. A complete, organized file is simply easier to review.

How do you handle compliance?

We follow each servicer's submission requirements, keep a record of every submission and communication on the file, and never tell homeowners to stop contacting their servicer. We're not a law firm and don't give legal advice.

What will you send at the start of a file?

The homeowner's signed third-party authorization, the property and loan details, any known liens, and the current dates, such as a sale date or a review deadline. We start with what's available and fill in the rest.

How do you protect homeowner information?

We share homeowner information only with parties authorized on the file. We never post or publish homeowner details.

Want to talk about your loss mitigation process?

We see loss mitigation files up close every day. If your team would like to talk about how files move through your process and where they get stuck, we're open to that conversation. Tell us what you have in mind.
